Commercial HVAC preventative maintenance in Utah.
By Tyler Wayne, FMP · Working B2B HVAC Rep on the Wasatch Front · Updated October 2026
Preventative maintenance is scheduled care that keeps commercial HVAC equipment running before it breaks. In Salt Lake and Utah County, that usually means a cooling startup in spring, a heating startup in fall, filter changes on a set schedule with extra checks on winter bad air days, and a written report after every visit.
Why it matters more here
Wasatch Front buildings swing between hot, dry summers and cold winters, often in the same week in spring and fall. Equipment switches between heating and cooling more than people expect. Late spring cottonwood fluff clogs condenser coils, and winter smog loads filters. A good maintenance plan works around all of that.
A typical maintenance calendar
Spring: cooling startup (April to May)
- Clean condenser coils, especially after cottonwood season.
- Check refrigerant pressures, compressors, contactors and capacitors.
- Test economizers so the building uses cool outside air when it can.
- Clear condensate drains and check safety switches.
Summer: mid season check
- Change filters and check belts.
- Recheck coils on units near trees, parking lots or construction.
Fall: heating startup (September to October)
- Inspect heat exchangers on gas fired rooftop units for cracks.
- Check burners, ignition, flame sensors and venting.
- Start boilers and check pumps, safeties and water treatment.
- Test freeze protection and outside air dampers.
The full fall list is in the Utah winter startup checklist.
Winter: filters and watch items
Check filters monthly from December through February. See bad air days and your filters.
What gets maintained
- Rooftop units and split systems: filters, belts, coils, refrigerant circuit, heat section, drains, economizer.
- Boilers and hot water loops: combustion, safeties, pumps, expansion tanks, water treatment.
- Chillers and cooling towers in larger buildings: refrigerant and oil checks, tube condition, tower water treatment.
- Exhaust and makeup air units, which are easy to forget on a roof.
- Controls: schedules, setpoints and sensors.
What a good maintenance report shows
Readings, photos and a short list of recommendations ranked by urgency. Over a few visits, those reports become your repair or replace plan and your budget. More on that in repair or replace a 15 year old rooftop unit.
How often
Most commercial buildings here do two to four visits a year. Labs, server rooms, medical spaces and anything that can't go down usually need more. Before you sign anything, read questions to ask before you sign a maintenance agreement.

Common questions
What is commercial HVAC preventative maintenance?
Scheduled inspections, cleaning and testing of commercial heating and cooling equipment, done before problems turn into breakdowns.
How often should commercial HVAC be serviced in Utah?
Two to four times a year is common, usually with a spring cooling startup and a fall heating startup. Critical spaces may need more.
Is preventive maintenance the same as preventative maintenance?
Yes. Both terms mean the same scheduled care.
Does cottonwood fluff really matter?
Yes. In late spring it can mat across condenser coils and cut cooling capacity, so plan a coil cleaning after it falls.
